Robert F. Nielsen,
President A Master's graduate of the University of Nevada, Robert Nielsens career is
distinguished by his commitment to creating quality multifamily housing throughout the
U.S. As the developer of more than nineteen multifamily communities valued in excess
of $80 million, he is noted for his ability to satisfy the diverse and detailed
requirements of institutions and agencies involved in the creation of affordable housing.
His strength in packaging equity and debt financing has earned him the |

institutions. Recipient of the coveted Daniel B. Grady Award, sponsored by Fannie Mae,
Nielsen has also served on a variety of housing committees at a local, state and national
level at the request of two mayors, the governor of Nevada and a United States Senator. |

Kenneth
Palmer, CFO A Certified Public Accountant with expertise in the financial
aspects of development, construction and property management, Ken Palmer brings to Manage
Inc. a depth of experience and breadth knowledge rarely found in one individual. His
ability to oversee the simultaneous financial management of more that twenty individual
multifamily communities is testimony to his unique managerial skills. |

General Manager With a degree in Business Administration from the University of
Nevada, Roy provides Manage Inc. with more than twenty-six years of experience in real
estate brokerage, finance, development, construction and management. His diverse
skills have aided in the establishment of an excellent working rapport with the Nevada
Housing Division and a wide variety of investment partners. Additionally, Pike has
earned professional designations as a Certified Tax Professional, Public Housing Manager,
and Qualified Site Manager for USDA Rural |

Gina M.
Pheral, Director of Marketing and Debbie Crutcher,
Admissions & Program Compliance Specialist A graduate of Indiana State University with a B.S. in Marketing,
Gina provides Manage Inc. with a unique, hands-on approach to market planning, advertising
and public relations, outreach, sales promotion and staff services. During her eleven year
tenure with Eugene B. Glick Company in Indianapolis, Gina gained a reputation for
successfully managing multifamily communities |
considered
challenging by industry insiders. Gina also directed all market operations for Bravo
Strategic Marketing in Reno, Nevada. Pheral has also earned a variety of professional
designations, including Registered Apartment Manager, Certified Manager of Housing,
Certified Occupancy Specialist, Certified Financial Manager, Certified Apartment Property
Supervisor, Accredited Residential Manager, and Candidate for Certified Apartment Manager.
Involved in property management and related fields, Debbie Crutcher
supervises the application processing for Manage Inc.s assisted housing units, and
monitors in-house compliance for all of the programs within the portfolio. As a Certified
Assisted Housing Manager, a Certified Tax Credit Compliance Professional and a Qualified
Site Manager for USDA Rural Development, she ably rounds out the very qualified
Administrative Management Team recruited by Manage, Inc. |
